zeroo helps property owners prepare, understand and market Swiss real estate without a traditional seller commission. For a parcel that qualifies, the buyer pays the commission instead of the seller. zeroo answers one question for any parcel in Switzerland: does it qualify?
How the check works
Open the map and click a parcel, or search an address, place or EGRID. A verdict appears at the top of the parcel panel:
- Qualifies: the zoning permits a maximum utilization at or above the threshold zeroo needs.
- Does not qualify yet: the panel shows the permitted utilization and by how much it falls short.
- Cannot be determined: no maximum-utilization figure is on record. A missing figure is never treated as a no; get in touch and zeroo checks the parcel by hand.
Utilization here means the gross floor area the zoning allows per m² of plot. What stands on the parcel today does not count, so an empty or under-built plot in a dense zone can qualify.
The data behind the verdict
Below the verdict, the panel shows the parcel's property data, including zoning, floor area, the building register, transport, noise and OEREB extract links. The utilization section compares the parcel with similar parcels in the same municipality and zone. You can also:

- Share a link that reopens the same parcel
- Show buildings flat, as volumes or in swisstopo 3D
Frequently asked questions
Who pays the commission with zeroo?
For a parcel that qualifies, the buyer pays the commission and the seller pays no seller commission. The commission is not waived: it is carried on the buyer's side.
Which parcels qualify for zero seller commission?
Parcels whose zoning permits a maximum utilization of at least 70%, meaning 0.7 m² of gross floor area per m² of plot. The rule looks at what the zoning allows, not at what is built there today.
How do I check whether my parcel qualifies?
